If you have noticed some potential areas of concern on your own or it’s simply time for your roof’s inspection, bringing in a roofing inspector is a key part of your home or building maintenance duties.

Annual inspection? Is that really necessary? That depends—if you prefer to be able to catch potential problems before they create major issues, preventative inspections are quite useful. When performed by a trained contractor, regular roof inspections can enable you to better control and predict costs and may even help to significantly extend your roof’s lifespan. They’re an affordable, cost-effective way to maintain your home. The annual inspection “rule” applies to both residences and commercial buildings, both of which have complex roofing systems with many visible and not-so-visible components.

A well-trained, professional roofing inspector will know where to look and how to identify minute abnormalities that could snowball into larger issues down the road. For example, a roofing inspector identifies a small hole in the roof that has been leaking into the attic when it rains. Because the hole is small and not much water is getting through right now, it could easily be overlooked by the homeowner. Unfortunately, the homeowner may not notice the leak until it causes damage to belongings in the attic as well as to the ceiling and room that sits below the attic. The Interior Roof Inspection

While we can utilize drone-assisted measurements for the purposes of creating an estimate for your new roof, a professional roof inspection is a task that needs to be undertaken in person. During the inspection, one of our roofing pros will access your attic to inspect the roof from below, noting any of the following:

  • Rot and decay

The exterior of the roof might look great, while inside the rafters and decking are rotting away—a serious issue that could affect the integrity of your roof and eventually result in roof collapse!

The Exterior Roof Inspection

After we’ve thoroughly scrutinized the interior, our roofing inspector will head outside and climb onto the roof itself. Walking on a roof is not only dangerous, it could also damage the shingles, so it’s important that you let a pro handle this. We have both the insurance coverage and the extensive training required to safely stand and walk on roofs made of all types of materials (tile and slate are particularly prone to breakage) at all pitches.

While hardier than tile and slate, asphalt shingles are coated with granules that wear away over time—a phenomenon that can be rapidly worsened by treading on their surface. Whether your roof is flat or pitched or made of shingle, EPDM, TPO, or metal, will dictate its susceptibility to different issues. For example, flat roofs are prone to leaks and surface degradation due to weathering and standing water, so we’ll look for holes, blisters, corrosion, mold, or puddling of water. On shingle roofs, we’ll search for issues such as curling, bending, torn, or missing shingles or signs of mold growth. In addition to the roof surface, we will also check the following:

  • Flashing
  • Soffits
  • Gutters
  • Downspouts
  • Vents
  • Chimneys
  • Satellite dishes
  • Eaves

With regular inspection, we can identify damage before it spreads or worsens, which can dramatically reduce the damage to underlayment, sheathing, and joists that lie beneath the surface of your roof. In addition to identifying potential problems, we will give you an estimate of your roof’s remaining lifespan, enabling you to plan your roof’s eventual replacement in a strategic, proactive way.
